Architecture to live in, invest in or run your business from

We design, get the licences and manage the build across the Region of Murcia, in English or Spanish. And if it's an investment, we run the numbers first.

Success stories

What happened, with the numbers

Three real projects: the problem we faced, what we did and how it turned out.

Investment · Murcia

A 1970s flat nobody wanted

  1. The challenge

Untouched since the 1970s, with an odd layout and a corner nobody knew what to do with.

  2. What we did

We used the corner to open up the kitchen and living area and redesigned the whole flat: three bedrooms and two bathrooms.

  3. The result

Sold in under six weeks, with a return of over 28 % after all costs.

Investment · Cartagena

A squatted building turned into four homes

  1. The challenge

A 1958 building, squatted and vandalised, owned by a single person and outside current planning rules.

  2. What we did

Clearing and cleaning, legal division into separate units and a second bathroom in every home.

  3. The result

Four independent homes, ready to be sold separately.

Business · Murcia

A shop with no blind spots

  1. The challenge

In the old shop there were corners nobody saw and stock that never sold.

  2. What we did

All the products visible from the entrance, and a gaming room connected to the shop.

  3. The result

Sales from day one, including stock that had sat on the shelves for months.

How we work

From first idea to handing over the keys

Six stages, one point of contact. Tap each one to see what we do, what you get and how long it usually takes.

Stage 01 / 06

We listen and run the numbers

We look at the property or plot, what the planning rules allow and what you want to do. If it's an investment, we run the numbers before you sign anything.

What you get
A clear proposal: what to do, how, and what our fees are.
Typical timescale
The proposal, on the day of the visit or the next.
Stage 02 / 06

We measure what's there

We survey the existing building: dimensions, structure, services and everything that will shape the project.

What you get
Drawings of the existing building, the basis for everything that follows.
Typical timescale
The first thing we do once you instruct us.
Stage 03 / 06

We design it and you see it in 3D

We design it with you, and you can walk through it in 3D and virtual reality. Changes are free now; on site, they aren't.

What you get
The full project: drawings, written specification, quantities and an itemised budget.
Typical timescale
A standard renovation, around two weeks. A new home, longer.
Stage 04 / 06

We get the licence

We submit everything to the town hall and answer any queries they raise. The paperwork is our job, not yours.

What you get
The building licence or the registered declaration, ready to start work.
Typical timescale
Depends on the town hall: 2–3 weeks in Torre-Pacheco, Molina or Los Alcázares; 4–8 in Murcia or Cartagena.
Stage 05 / 06

We manage the build

We visit the site, sort out queries with the trades and check that what gets built is what was designed.

What you get
Oversight of the works and sign-off of each stage before you pay.
Typical timescale
As long as the build lasts.
Stage 06 / 06

We hand over and close the paperwork

We sign the completion certificate and sort out the occupancy licence and the land registry (Catastro) update.

What you get
The completion certificate and all the paperwork you need to live in, sell or let the property.
Typical timescale
When the build is finished.

The practice

We turn ideas into buildings

Arquitectura Buendía is an architecture practice in Murcia led by architect Nicolás Buendía. We work on new homes, renovations, shops, restaurants and property investment across the Region of Murcia and southern Alicante, in English and Spanish.

Some people come to us with a clear idea; others with a sketch on the back of an envelope. Our job is to carry that idea all the way to the finished building without it getting lost along the way. That's why we design in 3D, handle the licences ourselves and are there on site.

And if you're buying from abroad or don't know how things work in Spain, we explain every step in plain English: licences, taxes, timescales and what to watch out for.
