InvestmentFour Homes Brought Back
A 1958 building, squatted and vandalised, turned into four homes ready to sell.

Flat · Av. Marqués de los Vélez, Murcia
Bought for €125,000, sold for €260,000. A return of over 28 % after all costs.
This time, I was the investor. A flat from the 1970s next to the Morales Meseguer hospital, untouched since it was built: period wallpaper, an odd layout and a corner with a large balcony that nobody used.
The corner, which looked like the problem, turned out to be the solution. We used it to open up the space and redo the whole layout: three bedrooms, two bathrooms and an open-plan kitchen and living room, with floor-to-ceiling windows to bring in the light. The main bedroom has its own bathroom and a dressing room opening onto the inner courtyard, which used to be forgotten and is now part of the home.
The finishes are as neutral as possible. The aim wasn't to please me, but the widest possible market, with the build cost kept as tight as possible.
The flat was bought for €125,000 and sold for €260,000 less than six weeks after going on the market. Counting absolutely everything, refurbishment, transfer tax and other costs, the return was over 28 %.
